I think raising enough capital for investing in real estate is a challenge.
Doing the due diligence in running the numbers to assess whether a property will be profitable or not. there are many spreadsheets that are available to help plug in the numbers to determine whether a property will be cash flow positive or not.
For me I purchased my first property as my primary residence then moved out after several years and turned it into a rental. You can then borrow against the equity and continue doing this over and over. This is one approach
