Selling a house?
what challenges do Real Estate agents face when it comes to selling a house? How do you persuade the customer and what's the best way to charm them?

1st let me start with some REAL ESTATE terms so we are all on the same page.
Also, know that each state has it's own REAL ESTATE laws regaurding licensing and how licensees work with consumers, I'll answer for my own state (Alabama, though most are probably similar overall)
Typically in Real Estate an agent will either represent the seller (as a listing agent) or a buyer (buyer's agent, or selling agent (confusing I know)). In my state we have consumers and clients. a CLIENT is someone who has a SIGNED AGREEMENT to work with an agent and that signed agreement establishes an AGENCY RELATIONSHIP. I can advise a client. Anyone without an agency relationship, I can not give advice to. I must be honest with them, I can help them by filling out blanks on a contract, though I can not give advice as to what to do etc.
As a listing agent, my job is to help the seller get what they want, all sellers are different. Most want the most money, some want the fastest sale, some want a combination of several things. We do this by properly setting the price, marketing, and getting as many people into the home as possible. As a buyer's agent an agent needs to make sure the buyer understands the buying process in that area, understands the current market and what it takes to get a home under contract, and needs the buyer to clearly state what it is they are lookign for, what is important, and make sure we are looking at the right homes.
I'm never going to convince someone to buy a home, that's not our job. A used cars salesman(no offence to car salespeople) has to sell you what is on the lot, or he doesn't make any money. I want to sell a buyer what they want, no matter who has it listed because I want a client who moves in, is thrilled, and tells all their friends and family to call me anytime they mention Real Estate. So a good agent will really dig into what the buyer is looking for, and from there is a matchmaker for a lack of better words.
In a nutshell, as an agent, we must sell ourselves as someone knowledgeable, trustworthy, skilled, and build rapport with people. When they trust us and hire us, we then consult and help them find the best home for themselves by assisting in narrowing down the thousands of listings, to the 10 or so that most closely match what they have said they are looking for.

Understanding the Buyer's requirements along with the budget is the first step. Based on the interest of the buyer, you can identify the sellers and help to find the best house.

The challenge is understanding what your client needs and finding them the house that meets those needs and is within their budget. Your job isn't to persuade someone to buy a specific house but to listen to them and ask the right probing questions so you can find the best house for them within their budget.
