The job of a realtor, is both on the home selling side, as well as on the home buying side.
When working as a "Buyers Agent" you are helping your client buy a home. A good buyers agent first wants to understand the client's home needs and matches those needs to a home of their choice. However, it doesn't stop there. As their agent , you must also consider the client's budget and ability to carry the desired mortgage. Strong knowledge of the local community is a must. You should be prepared to discuss with buyers local taxes, quality of schools, public services provided or not, town history. local shopping, community amenities, etc.
When you are working as a "Sellers Agent" You need to have the same knowledge of community, but you are focused on assisting the seller in achieving a sale of the home as close to, or above, the sellers target price as possible. You will be working with buyers agents and home buyers, to position the value of your seller's property.

If you want to become a real estate agent for Florida you would have to do the following:
Complete 63 hours of approved Pre-Licensing education.
Pass the course final exam.
Submit your fingerprints to the Department of Business & Professional Regulation.
Complete the application for licensure.
Pass the Florida Real Estate Salesperson Exam.
