Building a continuous pipeline that perseveres through the changing market. The best way to diversify your pipeline would be to also get a commercial license so you can sell various types of real-estate. That would include people who have interest in purchasing investment property as well when there is a lull in owner occupied purchases.

It is a relationship business where you have to constantly network, reach out, and follow up with existing and new customers. It is also difficult once you consider that not all of this will pay off (e.g., 5 out of 100 people might respond, 2 out of the 5 might be prospective customer, 1 or none will actually go through with the transaction). It's not a business where you get paid by the hour for the work you do, but rather how much business you can bring in yourself. The flip side is that you have a lot more control over what you want to do and who you want to work with compared to corporate
