Know the city like the back of your hand. From Soho to Brooklyn etc. There are so many neighborhood which is not a fit one for all. Some will want space and will be ok with a commute. Others don't care for space and want to step outside and be in the center of everything. NYC is such a different city from all others in the US. So if you know your city well you will know what and how to say to your potential clients. Also understand if they want a home/house, for years to come or just in the mean time. Asking them will help you connect, if they feel connected and heard they will build trust and loyalty. the artwork is in the city and the magic is in communication between your clients/ prospects.
